Understanding the development
1. Overview, all blocks are at 40-storeys high. This is the ‘2nd generation’ HDB which reaches for the sky. For this batch of high rise HDB, location will be premium; the building may command certain premium viewpoint for the time being unless another AMK in the making.
2. To the north, there is a reserved site for school (northwest) and direct north is a reserved site for residential development which currently should be 3.0 same as the density of Toa Payoh Crest.
3. To the west, currently empty but it’s reserved for residential development at plot ratio of 3.0. So, you should expect a development with about the same building heights. To the south, currently occupied by semi con outfit and under URA Masterplan 2008, these area will be cap at plot ratio 2.5 and under commercial land use.
4. As for the surrounding amenities, you should have known more or less about the location of the LRT and bus bays from the given location plan in the brochure.
5. Readers are advice to use information found here as a study guideline only and use it at your own risk. Please find time to visit the site and try to access the surrounding existing blocks to get a feel of your potential surrounding from different floor level.
As each development is uniquely design and designed to gel into their existing surrounding, I advice new readers  to read through my older posting which have numbered to almost 89 posting since early 2011.

Block 130A
506, 508 and 510
1. All will have moderate direct west sun exposure to main façade while stack 506 and 508 will have an additional gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. All stacks should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise.  506 may have higher intensity of wind due to tunnel wind created via gap between block 131A and 131B. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 231 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 58 units, considered comfortable. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north/131B is at 80+m, views will be limited to opposite block and green pocket space in between blocks while 506 may have a good chance of extensive view to the northwest.
5. Stack 506 and 510 should have ample sun light/ventilation to yard area for cloth drying, while 508 is limited to the courtyard area which may not be advisable for lower floor units.
6. Stack 506 will have 1 number of water tanks over the top most units while 508 will have 2 numbers. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. Stack 506 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

500, 502 and 504
1. No direct west sun exposure for all at the main façade except stack 504 will have an additional gable end at the master bedroom facing direct west which may affect the master bedroom.
2. All 3 stacks will have ample wind from the S-SE for now unless there’s plan to relocate the semi-con outfit.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 231 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 58 units, considered comfortable. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space is ample to the south; units above the 7/7 storey MSCP should be a grab as view will be extended far and beyond.
5. Stack 504 and 500 should have ample sun light/ventilation to yard area for cloth drying, while 502 is limited to the courtyard area which may not be advisable for lower floor units.
6. Stack 500 and 504 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. Stack 500 will have 1 number of water tanks over the top most units while 502 and 504 will have 3 numbers. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Block 130B
516, 518 and 520
1. All will have moderate direct west sun exposure to main façade while stack 516 will have an additional gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. All stacks should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise.  506 may have higher intensity of wind due to tunnel wind created via gap between block 131A and 131B. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 234 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 59 units, considered comfortable. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space and view to the north is ample and extensive for now until the development to the west sprung up. Due to the fact that these blocks are arranged in a slanted position towards northwest, chances are development next door will limit your viewing corridor in the future.
5. Stack 516 and 520 should have ample sun light/ventilation to yard area for cloth drying, while 518 is limited to the courtyard area which may not be advisable for lower floor units.
6. Stack 516 will have 1 number of water tanks over the top most units while 518 and 520 will have 3 numbers. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. Stack 516 and 520 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

514, 512 and 522
1. No direct west sun exposure for all at the main façade except stack 514 will have an additional gable end at the master bedroom facing direct west which may affect the master bedroom.
2. All 3 stacks will have ample wind from the S-SE for now unless there’s plan to relocate the semi-con outfit.  There will be no potential N-NE wind exposure as the main façade is facing south.

5. Stack 514 and 522 should have ample sun light/ventilation to yard area for cloth drying, while 512 is limited to the courtyard area which may not be advisable for lower floor units.
6. Stack 522 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. Stack 522 will have 1 number of water tanks over the top most units while 512 will have 2 numbers. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Block 131A
534 and 524
1. 534 will have moderate direct west sun exposure to main façade with an additional gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be. 524 is facing north east, the gable will only have minor solar effect.
2. 534 should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise. Future development to the north may obstruct direct wind flow from N-NE. There will be no potential S-SE wind exposure as the main façade is facing north. 524 is facing north east, chances of direct wind is slim.
3. This block consists of 269 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 68 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north and north east are plenty for the time being until future development sprung up.
5. Stack 534 and 524 should have ample sun light/ventilation to yard area for cloth drying.
6. Both will have 2 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. Stack 524 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

532 and 526
1. No direct west sun exposure for all at the main façade except stack 532 will have an additional gable end at the master bedroom facing direct west which may affect the master bedroom. Stack 526 is facing north east.
2. Stack 532 will have ample wind from the S-SE.  There will be no potential N-NE wind exposure as the main façade is facing south. Slim chance of getting direct wind for 526.
3. This block consists of 269 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 68 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space is ample to the south; future development to the south east may block your view.
5. Stack 532 should have ample sun light/ventilation to yard area for cloth drying, while 526 is limited due to the fact that the yard is facing south east and it’s shield from both side.
6. Stack 532 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. Both will have 1 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Block 131B
548, 550 and 538
1. All will have moderate direct west sun exposure to main façade with 548 having an additional gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. All will have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise. Future development to the north may obstruct direct wind flow from N-NE. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 273 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 69 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north and north east are plenty for the time being until future development sprung up.
5. Stack 548 and 538 should have ample sun light/ventilation to yard area for cloth drying while 550 is limited to the courtyard area which may not be advisable for lower floor units.
6. Stack 550 will have 2 number of water tanks over the top most units while 538 have only 1. 1. No direct west sun exposure at the main façade except gable end at the master bedroom facing direct west which may affect the master bedroom.
2. 546 will have ample wind from the S-SE.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 273 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 69 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 40-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space is ample to the south; view limited to the space in between 130A and 131B.
5. 546 should have ample sun light/ventilation to yard area for cloth drying.
6. Stack 546 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. This stack has 2 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
