Understanding the development
1. Overall,
all blocks are at 30 to 31-storeys high. The total height will reach almost
100m high from ground level! In China, we would have called this a super high
rise and the regulation will be a lot tougher in terms of earthquake requirements
and fire safety measures.
2. To
the north, currently the land is empty but in URA masterplan 2008, it’s reserve
for plot ratio 3.0 residential area which in other words should be a
replication of Tenteram Peaks in building heights and spacing. (Notes: plot
ratio is not the only determination of the height of building. 99.9% of property
agents got this wrong!) Future development here may affect your selection of
units facing north.
3. To
the west, there are some existing housing blocks which will not affect anything
from west sun to wind movement towards Tenteram Peak.
4. To
the east, there’s CTE and as usual people tend not to like looking at highways,
but they still like to watch F1! Personally I felt the whole site layout is
weird due to the fact that it’s facing northwest instead of facing direct
north. Facing northwest, you will be looking at more residential blocks and
getting minor west sun; while facing north, you may see some portion of CTE,
but to the further north east, there’s a huge school area which will give you
plenty of views and breathing space to north.
5. Readers are advice to use information found here as a study guideline
only and use it at your own risk.
6. To
further emphasize the designer’s intend of not liking CTE, 1 whole roll of MSCP
will buffer the impact to the east of the site. Sometime, it makes me wonder
why can’t they build all the roads underground and free up the surface area for
housing and buildings. Based on my experience, road and circulation will always
take up at least 10% of the site. If we just take it as 10% of 710 sqkm of
Singapore, that’s about 71 sqkm which is 71,000,000sqm and at plot ratio of
3.0, this land can accommodate 2.36m of additional 4-room flat at 90sqm which
will also translate to 7.57m more population at current 1 household=3.2 pax!

531, 533,
535 and 537
1. All 4
stacks will have moderate west sun exposure to main façade while stack 531 will
have a additional gable end wall at the master bedroom facing direct west which
may affect the master bedroom comfort level.
2. Stacks
531, 533 and 535 will have wind from the N. Pls note that future development to
the north may block this luxury. There will be no potential S-SE wind exposure
as the main façade is facing north.
3. This
block consists of 204 units sharing 3 numbers of lifts. The ratio is decent at
1 lift to 68 units, considered slightly below comfortable level. Take notes
that based on national 1 household = 3.2 pax, this block will have 652pax.

Breathing space is ample to the north; stack 531 may face some blockage by
block 17 and 18. Potential buyers are advised to go to site and check out how
high are this block and you can always just go in and go up!
5. Stack
531 and 537 should have ample sun light/ventilation to yard area for cloth
drying, while the other 2 are limited to the courtyard area which is tough to
get sun light or ventilation for units lower than 20-storeys.
6. Stack
537 is located next to an open staircase. Extra care should be considered since
the open staircase is accessible to public at all time.

walk to the lift lobby for stack 537.
8. Stack 531 and 533 will have 2 numbers of water tank over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

exposure.

hello!! someone recommended me to take a look at your blog and i must say its very informative! but i would like to find out for this tenteram peak project, i noticed the orange lines and orange circle doesnt "match" i.e. darker orange lines are highlighted for units directly facing west, but the circle is darker at the east. ..can i find out what does this mean? so sorry first timer... hee and thanks very much! :)
ReplyDelete1. the coloured line is an indication of the location (wall) which have exposure to the describe (greater effect, mild effect...). in other words, the wall with orange line over it means that whole wall have greater exposure to west sun.

Based on all the given points,you need to make an informed decision which suits you and which is not. Everyone will have their own 'like' and 'dislike', some may like to have privacy, some may like to have wind, it's really up to the individual. As a rule of thumb, we go for units with minimal exposure to west sun and if possible try to get wind as well to cool down the unit and save on future PUB expenses.
