Understanding the site
To the north are sites reserved for future development like school and high rise. Current usage of the site is insignificant if there’s going to be plan for future development. To the south is a strip of low laying hills. Frankly the location for this development seems very odd; it’s spread out over 3 different sites in a mature estate. Looking at this estate one would suspect that these plots of land may have been reserved for open area or green area rather than site reserved for residential. There are pro and con for these 3 sites.

For block 110A, you may get a school further north in the future, thus units facing north (627, 617 and 619) will enjoy premium space and view to north since currently site condition is that northern site is lower about 1-storey different with Depot Road level. To the south, it’s mainly block by existing block like 111A, 111B, 109A and 109B.

For block 105A, the opposite is happening! Units facing north will potentially blocked by future high rise, no detail in 2008 master plan yet, but I doubt it will be anything lower than 26-storey since this is a prime location. Units facing south (605, 607, 609 and 611) will have better views and breathing space as long as your chosen units are higher than the 7-storey MSCP to the south.

Block 110A
617, 619 and 627
1. Of these 3, only stack 627 will be affected by west sun at gable end which is facing west, this will affect the master bedroom internal comfort level.
2. All 3 stacks will have ample wind coming from N-NE. Just make sure that your selected units are higher than at least 7 or 8-storey, and then it should be more than safe to avoid the school to the north in the future.
3. 627 is next to an open staircase, BTO usually don’t have fencing around the estate, thus strangers are free to roam and the staircase is not meant to be locked either. Extra care should be taken in terms of security.
4. This block consists of 144 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 48 units.
5. This building is sitting on a podium, meaning the main lobby will be a car parking level.

621, 623 and 625
1. Of these 3, only stack 625 will be affected by west sun at gable end which is facing west, this will affect the master bedroom internal comfort level. The rest will have minimal impact from west sun due to very minimal exposure.
2. 623 may have some potential of getting wind from S-SW while the other 2 is blocked by 111A and 109B.
3. 621 and 623 are both next to an open staircase, BTO usually don’t have fencing around the estate, thus strangers are free to roam and the staircase is not meant to be locked either. Extra care should be taken in terms of security.
4. This block consists of 144 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 48 units.
5. 625 is next to the refuse chamber. Technically it shouldn’t be a problem if it’s well maintain and taken care of.
6. This building is sitting on a podium, meaning the main lobby will be a car parking level.

Block 105A
601, 603, 613 and 615
1. Of these 4, only stack 613 will be affected by west sun at gable end which is facing west, this will affect the master bedroom internal comfort level.
2. All 4 stacks will have ample wind coming from N-NE. The site to the north is currently reserved for potential high rise in the future and there’s no indication under 2008 master plan just yet. My guts feeling will tell me that it won’t go anything lower than 26-storey. There will be high chance of future development here blocking the wind path from N-NE.
3. This block consists of 168 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 56 units.
4. This building is not sitting on a podium, meaning it’s more pleasant.
5. The MSCP with roof garden over it doesn’t really benefit the new buyers as it only benefits 104A and 104B. Weird thing is you are paying for it!

605, 607, 609 and 611
1. Of these 4, only stack 611 will be affected by west sun at gable end which is facing west, this will affect the master bedroom internal comfort level. The rest will have minimal impact from west sun due to very minimal exposure.
2. All stacks may have some potential of getting wind from S-SW.
3. 605 and 607 are both next to an open staircase, BTO usually don’t have fencing around the estate, thus strangers are free to roam and the staircase is not meant to be locked either. Extra care should be taken in terms of security.
4. This block consists of 168 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 56 units.
5. This building is not sitting on a podium, meaning it’s more pleasant.
6. Potential buyer may want to avoid lower floors at 611 since it’s too close to ESS (electric sub-station)
7. The MSCP with roof garden over it doesn’t really benefit the new buyers as it only benefits 104A and 104B. Weird thing is you are paying for it!
