Hi,
1. I'll be busy till end of next week, 5/7 due to the BIM competition. I'll try to update the current launch as much once i'm back from the competition for which I'll be leading a team. 
2. This year BCA BIM competition will be the highlight event and for the very 1st time open up to international competitors. one of our strongest competitors is from Korea, who did the Yeosu world expo last year and local competitors who did the Marina Bay Sands.

Understanding the development
1. Overall all blocks are at 17 to 18-storeys. It really makes no different in terms of sky line (it’s too high up for human to appreciate it) or even impact to the development itself.  
2. Before you do any detail analysis, it’s good to have an overview understanding of the immediate surroundings. For Compassvale Helm, to the north this will be a site reserved for civic and community purpose. I won’t speculate on the usage and frankly the building high can very much depends on demand. If the demand is high, the building may go up higher. To the immediate south is the first EC launched after the 2007 crisis called Esparina Residences. Esparina Residences site layout will very much affect the micro wind flow for Compassvale Helm.
3. While developments to the east and west will give you an idea of how good or how bad you can shield yourself from the searing heat of west sun or afternoon sun. For this site, not much help you can expect from your neighbor. The site to the east will be reserved for future high rise which will be almost as high, so it won’t help. As to the west, this is a site for utility which will be very low in general and it won’t help in mitigating the west sun impact either.
4. As for the surrounding amenities, I recommend that readers make an effort to go to the site and understand the surrounding before you make your final decision. It seems like HDB have inserted this clause in the recent brochure since I gave the advice to readers 2 years ago. To know which school is located nearby or within the radius of your preference, you may log into www.onemap.sg and look for a button which can help u locate school nearby.
5. Readers are advice to use information found here as a study guideline only and use it at your own risk. Please find time to visit the site and try to access the surrounding existing blocks to get a feel of your potential surrounding from different floor level.
As each development is uniquely design and to gel in their existing surrounding, readers are advice to read through my older posting which have tallied to almost 110 posting since early 2011.

8. Brief intro of my background. I was attached to Surbana Consultants Pte Ltd (formerly HDB corp which has designed for almost 80% of Singapore population residences) from 2008-2012 as architectural associate. Currently I’m attached to CPG Consultants Pte Ltd (formerly Singapore Public Work Department which have realised the Istana, Changi Airport, Khoo Teck Phuat hospital and Gardens by the Bay) as senior architectural associate since 2012. Overall, I have more than 9 years experience in the building industry with experience in China, Malaysia and Singapore and have designed for completed housing of almost 8,000 units in total from landed to high-rise. My work in this blog is purely of my own view and it doesn’t represent the view of any entity I was and currently attached to.
  
Block 278A
549, 551 and 539
1. All will have west sun exposure to main façade while 549 and 551 will have direct west sun exposure to gable end which is where the master bedroom is located. This may cause warmer internal temperature.
2. All stacks will enjoy potential wind from N-NE since all are potentially facing low rise building (utility and civic, community facility).  There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 114 units sharing 2 numbers of lifts. The ratio is at 1 lift to 57 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space to the north is plenty and ample with views across utility, civic and community facility and beyond.
5. All stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Long walking distance to the lift lobby for stack 549.
7. Stack 539 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
8. Stack 551 located next to the lift core; expect noise from the movement of lifts in the Living Room area.

547, 545, 543 and 541
1. No west sun exposure for all at the main façade but 547 will have a gable end wall facing West which will have impact on the master bedroom temperature. Gable end exposure to 543 will only have impact on higher floors.
2. 547 and 545 may have wind from the S-SE with huge buffer to the south allowing air movement to gather and flow towards these 2 stacks. 543 and 541 will have limited wind exposure due to blockage from stack 274A. There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 114 units sharing 2 numbers of lifts. The ratio is at 1 lift to 57 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space is ample to the south with views across the roof garden and limited by existing HDB to the south for 547 and 545. 543 and 541 will be limited by 533 and 535 which is 30m across the internal green space. Buyers are advised to check on the model for the height of MSCP.
5. All Stacks should have ample sun light/ventilation to yard area for drying clothing due to immediate exposure and larger courtyard space.
6. Long walking distance to the lift lobby for stack 547 and 545.

Block 278B
563, 553 and 555
1. All will have west sun exposure to main façade while 563 and 553 will have direct west sun exposure to gable end which is where the master bedroom is located. This may cause warmer internal temperature.
2. All stacks will enjoy potential wind from N-NE since all are potentially facing low rise building (utility and civic, community facility).  There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 93 units sharing 2 numbers of lifts. The ratio is at 1 lift to 47 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space to the north is plenty and ample with views across utility, civic and community facility and beyond.
5. All stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Long walking distance to the lift lobby for stack 555 and 553.
7. Stack 563 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

561, 559 and 557
1. No west sun exposure for all at the main façade but 561 will have a gable end wall facing West which will have impact on the master bedroom temperature.
2. No wind potential from the S-SE due to blockage from stack 274B. There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 93 units sharing 2 numbers of lifts. The ratio is at 1 lift to 47 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space to the south with views across the internal green space will be limited by 521 and 523 which are both not more than 25m across the internal green space.
5. All Stacks should have ample sun light/ventilation to yard area for drying clothing due to immediate exposure and larger courtyard space.
6. Long walking distance to the lift lobby for stack 557.
7. Stack 557 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

Block 278C
569 and 573
1. Both will have west sun exposure to main façade while 569 will have direct west sun exposure to gable end which is where the master bedroom is located. This may cause warmer internal temperature.
2. Both stacks will enjoy potential wind from N-NE since all are potentially facing low rise building (utility and civic, community facility).  There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 100 units sharing 2 numbers of lifts. The ratio is at 1 lift to 50 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space to the north is plenty and ample with views across utility, civic and community facility and beyond.
5. Both stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Both are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

Block 274A
531, 533 and 535
1. All will have west sun exposure to main façade while 531 and 533 will have direct west sun exposure to gable end which is where the master bedroom is located. This may cause warmer internal temperature.
2. All stacks will not enjoy potential wind from N-NE since air movement will be blocked by 578A.  There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 98 units sharing 2 numbers of lifts. The ratio is at 1 lift to 49 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space and views to the north will be limited by 545, 541 and 543 which are not more than 30m across the internal green space.
5. All stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Long walking distance to the lift lobby for stack 531.
7. Stack 531 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

3. This block consists of 93 units sharing 2 numbers of lifts. The ratio is at 1 lift to 47 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space and views to the north will be limited by 561 and 559 which are not more than 25m across the internal green space.
5. All stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Long walking distance to the lift lobby for stack 519.
7. Stack 519 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

517, 515 and 525
1. No west sun exposure for all at the main façade but 517 will have a gable end wall facing West which will have impact on the master bedroom temperature.
2. No wind potential from the S-SE due to blockage from Esparina Residences. There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 93 units sharing 2 numbers of lifts. The ratio is at 1 lift to 47 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space and views to the south will be limited by immediate Esparina Residences.
5. All Stacks should have ample sun light/ventilation to yard area for drying clothing due to immediate exposure and larger courtyard space.

Block 274C
509 and 505
1. Both will not have west sun exposure to main façade while 509 will have direct west sun exposure to the back of house which is where the yard and kitchen are located.
2. Both stacks may not enjoy potential wind from S-SE since air movement will be restricted by the layout of Esparina Residences.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 100 units sharing 2 numbers of lifts. The ratio is at 1 lift to 50 units, considered good. 1 lift to 40-60 range is considered comfortable in consideration of waiting time and lifts speed.
4. Breathing space to the south is limited by immediate Esparina Residences.
5. Both stacks should have ample sun light/ventilation to yard area for drying clothing.
6. Both are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
