Tampines Green Forest (complete 10022013)


Understanding the development
1. Overall, all blocks are cap at 15-storey high, while neighboring blocks are of almost the same height with Arc@Tampines averaging 16-storey high and the same goes to Q Bay Residences. Many would have been familiarize with this location since recently many developments have sprung up at this location.
2. To the north, there will be a neighbourhood park which is a relief from the surrounding housing blocks. Further north sited a site reserved for future high rise; chances will be another few blocks of 15-16 storey residential blocks. Future residence here should feel at ease since you will have a huge park just in front!
3. To the south there is Arc@Tampines, an EC while to the south west will be the recently launched Q Bay Residences, developed by JV company called Quarry Bay… , now you know what the ‘Q’ stand for! Both will be 16-storey high and almost as pack as Tampines Green Forest except they have swimming pools. Still I’m not very sure about having sited between 2 roads (Tampines St 86 and Tampines Ave 8), it doesn’t feel right!
4. Readers are advice to use information found here as a study guideline only and use it at your own risk. 
As each development is uniquely design and to gel in their existing surrounding, readers are advice to read through my older posting which have tallied to almost 101 posting since early 2011.

7. If there is any discrepancies between written and graphical analysis, the written analysis will take precedent. 

Block 879A
29, 31, 41 and 43
1. All units facing off north, no direct west sun impact on all stacks main facade. Stack 41 will have a gable end which is the master bedroom exposed to direct west, this will affect the internal temperature.
2. All stacks are expected to enjoy direct wind from N-NE at a slight angle. No potential south wind due to the fact that all stacks main façade is facing off North.
3. This block consists of 105 units sharing 2 numbers of lifts. The ratio is at 1 lift to 53 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all stacks is ample having faced the Neighbourhood Park. Limitation will be the future high rise residential blocks to the north beyond the park.
5. 41 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 29, 31 and 43 will suffer from ventilation via small courtyard space.
6. Stack 43 is located next to the lift core. Expect some noise from the movement of lift car at the kitchen/dining area.

33, 35, 37 and 39
1. West sun impact to main façade for all stacks since all stacks facing South West. The impact can be mitigated by tinting the windows facing South West.
2. I don’t expect all to enjoy wind from South due to the fact that wind movement will be block by 879B and Arc@Tampines. No potential wind from N-NE due to facing.
3. This block consists of 105 units sharing 2 numbers of lifts. The ratio is at 1 lift to 53 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all stacks is limited to no more than 25m towards block 879B.
5. 39 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 33, 35 and 37 will suffer from ventilation via small courtyard space.
6. Stack 33, 35 and 39 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

Block 878A
01, 03, 13 and 15
1. All units facing off North while 03 facing off East, no direct west sun impact on all stacks main facade. #14-15 and #15-15 will have a gable end which is the living room exposed to direct west, this will affect the internal temperature.
2. All stacks are expected to enjoy direct wind from N-NE at a slight angle. No potential south wind due to the fact that all stacks main façade is facing off North.
3. This block consists of 101 units sharing 2 numbers of lifts. The ratio is at 1 lift to 51 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all stacks is ample having faced the Neighbourhood Park. Limitation will be the future high rise residential blocks to the north beyond the park.
5. 03 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 01, 13 and 15 will suffer from ventilation via small courtyard space.
6. Stack 01 is located next to the lift core. Expect some noise from the movement of lift car at the kitchen/dining area.

05, 07, 09 and 11
1. West sun impact to main façade for all stacks except stack 05 since it’s facing South East. The impact can be mitigated by tinting the windows facing South West.
2. 07 and 09 should be able to catch some direct wind from S-SE. 05 will be tough since it’s facing off East and most likely the wind will just move across the front façade. While 11 may or may not get direct wind from S-SE due to blocking from 878B. 
3. This block consists of 101 units sharing 2 numbers of lifts. The ratio is at 1 lift to 51 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for 11 is limited to no more than 25m towards block 879B, while 07 and 09 will have ample breathing space to the south. As for 05, breathing space will be limited to existing block across Tampines Ave. 8 which is still very good.
5. 05 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 07, 09 and 11 will suffer from ventilation via small courtyard space.
6. Stack 07, 09 and 11 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. During S-SE wind season, expect fumes from the eating house to impact lower floor units of stack 07, 09 and 11.

Block 878B
19, 21 and 23
1. All units facing off North while 23 facing off East, no direct west sun impact on all stacks main facade. Stack 19 will have a gable end which is the master bedroom exposed to direct west, this will affect the internal temperature.
2. All stacks are expected to enjoy direct wind from NE at a slight angle. No potential south wind due to the fact that all stacks main façade is facing off North.
3. This block consists of 82 units sharing 2 numbers of lifts. The ratio is at 1 lift to 41 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all stacks is ample across the 2-storey amenities. Limitation will be block 878A to the north. As for 23, breathing space will be limited to existing block across Tampines Ave. 8 which is still very good.
5. 23 will have no problem with ventilation to the yard for clothing drying while the other 2 are limited to higher floor. Low floors for 19 and 21 will suffer from ventilation via small courtyard/opening space.
6. Stack 19 and 23 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. During N-NE wind season, expect fumes from the eating house to impact lower floor units of stack 19 and 21.

17, 27 and 25
1. West sun impact to main façade for all stacks except stack 25 since it’s facing South East. The impact can be mitigated by tinting the windows facing South West. Stack 17 will have a gable end which is the master bedroom exposed to direct west, this will affect the internal temperature.
2. 17 and 27 should be tough to catch direct wind from S-SE with blocking from Arc@Tampines. 25 will be tough since it’s facing off East and most likely the wind will just move across the front façade.
3. This block consists of 82 units sharing 2 numbers of lifts. The ratio is at 1 lift to 41 units, considered very good. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for 27 is limited to no more than 25m towards block 879B, while 17 is not faring any better. As for 25, breathing space will be limited to existing block across Tampines Ave. 8 which is still very good.
5. 25 will have no problem with ventilation to the yard for clothing drying while the other 2 are limited to higher floor. Low floors for 17 and 27 will suffer from ventilation via small courtyard space.
6. Stack 17 is located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
7. Stack 27 is located next to the lift core. Expect some noise from the movement of lift car at the kitchen/dining area.

Block 879B
45, 47, 49, 61 and 63
1. All units facing off North East while 49 facing South East, no direct west sun impact on all stacks main facade. Stack 61 will have a gable end which is the master bedroom exposed to direct west, this will affect the internal temperature.
2. All stacks are not expected to catch direct wind from N-NE due to blockage from block 879A except #14/15-47. No potential south wind due to the fact that all stacks main façade is facing North East.
3. This block consists of 136 units sharing 2 numbers of lifts. The ratio is at 1 lift to 68 units, considered average. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all stacks are limited to no more than 25m to block 879A to the north. As for 49, breathing space will be limited to existing block across Tampines Ave. 8 which is very good for units higher than the 2-storey amenity buildings bellow.
5. 49 and 61 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 45, 47 and 63 will suffer from ventilation via small courtyard/opening space.
6. Stack 63 is located next to the lift core. Expect some noise from the movement of lift car at the kitchen/dining area.
7. A very long walk away from the lift lobby for stack 49.

51, 53, 55, 57 and 59
1. West sun impact to main façade for all stacks except stack 51 since it’s facing South East. The impact can be mitigated by tinting the windows facing South West. Stack 59 will have a gable end which is the master bedroom exposed to direct west, this will affect the internal temperature.
2. All should be tough to catch direct wind from S-SE with blocking from Arc@Tampines. 51 will be tough since it’s facing off East and most likely the wind will just move across the front façade. Units lower than the MSCP may suffer even more.
3. This block consists of 136 units sharing 2 numbers of lifts. The ratio is at 1 lift to 68 units, considered average. Usually a point block will have a ratio of 1:40 or less.
4. Breathing space for all is more than 50m towards Arc@Tampines. As for 51, breathing space will be limited to existing block across Tampines Ave. 8 which is still very good.
5. 51 and 59 will have no problem with ventilation to the yard for clothing drying while the other 3 are limited to higher floor. Low floors for 53, 55 and 57 will suffer from ventilation via small courtyard space.
6. Stack 51 and 59 are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.
