November BTO 2012 - Ghim Moh Edge

Understanding the development
1. Overview, all are at 38-storeys high. These are what I called the ‘2nd generation’ HDB which goes up almost triple of the ‘1st generation’ HDB. In terms of future value, Pinnacles at Duxton will give us a clearer picture once the minimum occupancy period is up.  
2. To the north, mostly landed properties, not many high rise up yet, so buyers can expect more direct wind flow from N-NE for the time being. While to the south, there is Dover Ville averaging at 30-storeys (correct me if I’m wrong). To the southwest will be the Singapore Poly.
3. To the west, under URA Masterplan 2008, the vast empty land is reserved for residential while plot ratio is subject to detail planning. My hunch is if the high rise properties at this location are good, you should be looking at more high rise overlooking the canal to the north. Currently Ghim Moh Edge is plan based on plot ratio of 4.3, same as Ghim Moh Valley to the east. Ghim Moh Valley is average at 38-storeys.
4. As for the surrounding amenities, you should be more or less know about the location of the LRT and bus bays.
5. Readers are advice to use information found here as a study guideline only and use it at your own risk. Please find time to visit the site and try to access the surrounding existing blocks to get a feel of your potential surrounding from different floor level.
As each development is uniquely design and to gel in their existing surrounding, readers are advice to read through my older posting which have tallied to almost 89 posting since early 2011.

Block 29
320 and 322
1. Both will not have direct west sun exposure to main façade but 320 will have a gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. Both should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise to the north. Sparse spacing to block 32 should allow better wind flow from N-NE. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 294 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 38-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north are plenty and sparse across the MSCP.
5. Stack 322 should have ample sun light/ventilation to yard area for clothing drying while 320 is limited to the courtyard area which may not be advisable for lower floor units.
6. Both will have 4 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

324 and 326
1. Minimal direct west sun exposure to both at the main façade while additional gable end for 326 at the master bedroom facing direct west which may affect the master bedroom.
2. Both will have limited wind from the S-SE for units lower than Dover Ville.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 294 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 38-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space is ample to the south; view limited to the space in between block 29 and Dover Ville.
5. Both should have ample sun light/ventilation to yard area for clothing drying.
6. Both have 2 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. #02-324 should aware of potential break in via Living room from the roof of link way bellow.

Block 30
332 and 334
1. Both will not have direct west sun exposure to main façade but 332 will have a gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. Both should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise to the north. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 295 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 38-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north for 332 will be better compare to 334 which is limited to not more than 50m to the opposite block.
5. Both should have ample sun light/ventilation to yard area for clothing drying.
6. Both will have 4 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. #07-334 should be a link bridge connecting to the MSCP. Immediate floor owners should take care of security due to the fact that the MSCP will be accessible to public 7-24.

330 and 328
1. Minimal direct west sun exposure to both at the main façade while additional gable end for 330 at the master bedroom facing direct west which may affect the master bedroom.
2. Both will have limited wind from the S-SE for units lower than Dover Ville.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 295 units sharing 4 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered average. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 4 lifts will access 38-storey as sometime only 3 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the south for 328 will be better compare to 330 which is limited to block 18 of Dover Ville.
5. 330 will have ample sun light/ventilation to yard area for clothing drying while 328 will be limited to the courtyard area which is bad for lower floors.
6. Both have 3 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Block 31
284 and 286
1. Both will not have direct west sun exposure to main façade but 284 will have a gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. Both should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise to the north and partial blockage from block 32 may not pose huge problem. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 147 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 49 units, considered good. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 3 lifts will access 38-storeys as sometime only 2 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north for 284 will be better compare to 286 which is limited to not more than 45m to the opposite block 31.
5. Both should have ample sun light/ventilation to yard area for clothing drying. For 286, levels lower than the MSCP may have difficulties getting sun light to the yard area. Buyers are advice to check on the model in HDB to ascertain the height of the MSCP.
6. Both will have 2 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. #07-286 should be a link bridge connecting to the MSCP. Immediate floor owners should take care of security due to the fact that the MSCP will be accessible to public 7-24.

280 and 282
1. Minimal direct west sun exposure to both at the main façade while additional gable end for 282 at the master bedroom facing direct west which may affect the master bedroom.
2. Both will have limited or partial wind from the S-SE due to partial blockage from block 30 and Dover Ville to the south.  There will be no potential N-NE wind exposure as the main façade is facing south.
3. This block consists of 147 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 49 units, considered good. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 3 lifts will access 38-storeys as sometime only 2 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the south for both are almost equal to not more than 55m to block 30 to the south.
5. Both will have ample sun light/ventilation to yard area for clothing. For 280, levels lower than the MSCP may have difficulties getting sun light to the yard area. Buyers are advice to check on the model in HDB to ascertain the height of the MSCP.
6. Both have 3 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

Block 32
292, 294 and 296
1. All 3 will not have direct west sun exposure to main façade but 294 and 292 will both have a gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. All should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise to the north. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 222 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered bad. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 3 lifts will access 38-storeys as sometime only 2 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north for both 294 and 296 are excellent compare to 292 which has limitation to the Living area view due to blockage from 294.
5. All should have ample sun light/ventilation to yard area for clothing drying.
6. Both 294 and 296 will have 4 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.

288, 290 and 298
1. Minimal direct west sun exposure to 288 and 290 at the main façade while additional gable end for 290 at the master bedroom facing direct west which may affect the master bedroom. No west sun impact on 298.
2. All will have ample wind from the S-SE due to generous space across the MSCP to the south.  There will be no potential N-NE wind exposure as the main façade is facing south. Buyers may want to check on the model to get floors higher than the MSCP to avoid disappointment.
3. This block consists of 222 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered bad. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 3 lifts will access 38-storeys as sometime only 2 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the south for all are generous to the south. 290 may be limited to no more than 40m to the south.
5. All will have ample sun light/ventilation to yard area for clothing.
6. 290 and 288 will have 3 number of water tanks over the top most units. Technically it's safe, it's more of the psychological effect to me and then again the water tank still need to be on someone's roof top since water flow via gravity will be cheaper than having a pump room to pump the water up.
7. All are located next to an open staircase. Extra care should be considered since the open staircase is accessible to public at all time.

Block 33
300, 302 and 310
1. All 3 will not have direct west sun exposure to main façade but 300 and 310 will both have a gable end at the master bedroom facing direct west which may affect the master bedroom. Please note that the intensity of heat will increase with building heights. The higher it goes, the hotter it will be.
2. All should have ample wind from the N-NE due to building heights and current surrounding which are mostly low rise to the north. There will be no potential S-SE wind exposure as the main façade is facing north.
3. This block consists of 221 units sharing 3 numbers of lifts. The ratio is decent at 1 lift to 74 units, considered bad. 1 lift to 40-60 range is considered comfortable. Buyers are advice to enquire if all the 3 lifts will access 38-storeys as sometime only 2 lifts will serve the total height of the building and thus reducing the lift ratio.
4. Breathing space to the north for both 300 and 302 are excellent compare to 310 which has limitation to the Living area view due to blockage from 300.
